San Francisco’s housing market has been propelled by AI wealth: renters are offering to prepay a full year in cash, while the median two-bedroom rent has reached $5,500 per month, tying New York for the nation’s highest. The median one-bedroom rent has crossed $4,000 for the first time, and the city’s median single-family home price has recently hit a record $2.15 million.

The surge is tied to outsized compensation and valuations in AI. OpenAI is valued at $852 billion and Anthropic is nearing $1 trillion, while future IPOs such as SpaceX could unleash more capital from early investors. Yet the labor market remains comparatively weak: the San Francisco-Oakland-Fremont metro area added only about 10,000 to 15,000 jobs over the past year, underscoring a hot housing market against a cold job backdrop.

Deal-making has become highly competitive. A four-bedroom home in Marina drew five all-cash offers and sold for $4.9 million after an auction-style bidding process; a four-bedroom, five-bath house in Central Richmond received seven showing requests quickly and sold for $4.95 million, more than $1 million above asking in total value. Buyers now often face around 10 competing bids, and some homes have sold for as much as double the asking price.
