Incline Village and nearby Crystal Bay have shifted from understated Lake Tahoe mountain communities into a Nevada tax and lifestyle base for tech billionaires. About 320 kilometers (200 miles) from San Francisco, the area combines scarce lakefront property, alpine privacy and Nevada’s lack of state income tax, attracting Larry Ellison, Sergey Brin, Steve Jurvetson and others. Jurvetson recently bought a compound for $125 million, Brin acquired a $42 million cliffside Crystal Bay mansion, and Ellison purchased the Hyatt Regency Lake Tahoe for $345 million in 2021.
Real estate data show a sharp demand spike: single-family sales in Incline Village and Crystal Bay reached about $232 million in the first quarter, more than seven times roughly $30.6 million a year earlier; 22 homes sold above $2 million, up from seven. The trend coincides with a California proposal to tax wealth above $1 billion at 5%, and with expected new technology fortunes from SpaceX’s IPO and potential offerings by Anthropic PBC and OpenAI.
The influx is reshaping local institutions and intensifying exclusion.
