供需与人口结构是关键驱动:65 岁以上人口占比在 2022 年已超过 14%,达到联合国所称「高龄社会」门槛;联合国估计泰国在 2031 年成为「超高龄社会」(65 岁以上超过 20%),但 Kasikorn Research Center 认为可能提前至 2029 年。Kasikorn 估计高龄消费在 2029 年达 2.2 兆泰铢、较 2024 年增 29%;政府住房银行指出现有约 730 个住宅园区仅能容纳 20,000 名住户,而高家户负债限制中低收入购屋,反而使高收入长者的「加值型」住宅更好卖。
Thailand’s weak real estate market is seeing a bright spot in high-end housing designed for older adults. Aspen Tree, an ultraluxury senior living community in Bangkok’s Bang Na district, was completed in 2025 and developed with Baycrest (founded in 1918) to bring eldercare expertise, including a health and brain center aimed at preventing cognitive decline.
Pricing highlights the luxury segment: units start at 33 million baht for an 82-sq.-meter condominium, while the largest condos start at 91 million baht for around 200 sq. meters—among Bangkok’s most expensive senior-specific offerings. An MQDC executive says buyers already include Japanese and other foreign purchasers alongside Thai locals.
Demographics and supply constraints underpin the trend: Thailand’s over-65 share surpassed 14% in 2022 (an “aged society” by the U.N.), and the U.N. projects a “super-aged society” (over 20% aged 65+) in 2031, while Kasikorn Research Center estimates 2029. Kasikorn also forecasts older-adult consumption reaching 2.2 trillion baht in 2029, up 29% from 2024. The Government Housing Bank says about 730 residential complexes can house only 20,000 residents, and high household debt blocks many low- and middle-income buyers from mortgages—leaving value-added senior housing for higher-income groups selling well.
