Miami's ultra-luxury real estate market is set to shatter records in 2026, surpassing both New York City and the Bay Area in high-end sales. In the first half of the year, 24 homes closed above $30 million in Miami-Dade County—nearly double the same period last year—with the majority purchased in cash. Once home to just two such sales in 2019, Miami has emerged as a top destination for the ultra-wealthy, even as its metro area has become more expensive than greater New York City.

The surge is largely driven by wealthy Californians seeking a financial safe haven amid the state's proposed billionaire tax, a one-time 5% levy heading to the November ballot. Tech billionaires Larry Page, Sergey Brin, and Mark Zuckerberg all acquired Miami properties within a 60-day window this year, with Brin paying $51 million for a waterfront mansion on Allison Island. Meanwhile, New York's newly enacted pied-à-terre tax has prompted some luxury buyers to pause their searches there, further tilting demand toward Miami.

With limited luxury inventory available, brokers expect the market boom to continue, marked by bidding wars and full-price closings. However, since ultra-rich buyers typically own five or six residences, whether Florida will serve as their primary domicile remains uncertain. As one top agent noted, the influx of tech wealth represents an entirely different stratosphere of buying power, elevating Miami's status among the world's most elite real estate markets.
