Frank Gehry, who died at 96, was still overseeing roughly six major projects, including two super-tall condominium towers in Toronto, his birthplace. One of the pair is designed to reach 84 stories, about eight stories taller than his New York skyscraper, making it the tallest building of his career and a late-life peak in scale.
Toronto’s condo market is among the most unforgiving in global real estate, requiring about 70% of units to be sold before construction financing is secure, leaving little tolerance for cost overruns. In a period when new condo sales have crashed to lows not seen in more than three decades and dozens of buildings have been canceled, the Gehry-branded Forma project still met its strict presale threshold.
The towers grew from plans Gehry and producer David Mirvish were pursuing by around 2012 on a former warehouse site, a project that occupied much of Gehry’s last two decades. Construction of the first tower began in 2023 and it is scheduled for completion in 2028, while presales for the second, taller tower have not yet begun, leaving Gehry’s built legacy and the market’s verdict unresolved for years to come.
