Australia’s home prices accelerated in January, with the Home Value Index rising 0.8% versus 0.6% in December, intensifying the challenge for policymakers amid already stretched affordability.

Growth was strongest in Perth (2%), followed by Brisbane (1.6%) and Darwin (1.5%), while Sydney and Melbourne posted only modest gains, leaving major-city growth around 0.7% overall.

With markets expecting the RBA to hike rates this week for the first time since November 2023 and inflation still elevated, Cotality’s Tim Lawless expects demand to cool as affordability and servicing constraints bite; supply remains tight with listings down 19% year on year, rents are also rising, and the most likely outcome is slower price growth rather than a sharp reversal.
