US mortgage rates have climbed to their highest level in more than two years, with the 30-year fixed contract rate reaching 7.12% according to the Mortgage Bankers Association, intensifying pressure on a housing market already dampened by high prices and sluggish sales. Borrowing costs have continued to trend upward since February amid rising energy prices and renewed inflation concerns, compounded by recent Federal Reserve rate hikes.

Surpassing the 7% threshold has dealt a notable psychological blow to prospective buyers, leading to measurable drops in both home purchase and refinance loan applications. Consequently, sales of previously owned homes have hit their lowest pace in over a year, while homebuilder confidence remains depressed and residential construction firms reduce staffing in response to rising material and fuel expenses.

Economists suggest that while the housing sector is facing an isolated downturn, it is unlikely to pull the broader economy into a recession on its own. Although borrowing costs aligned with elevated 10-year Treasury yields are anticipated to remain near 7% through year-end, non-discretionary life events such as marriages, divorces, and job relocations are expected to sustain baseline demand, limiting further downside.
